Section 115UA Real Asset Tax Waterfall & In-Hand Return Simulator

REIT and InvIT distributions in India are composite cash flows governed by Section 115UA of the Income Tax Act and the Finance Act 2023 amendment. Understanding the composition protects unitholders from unexpected tax drag:

1. Dividend Stream
Tax-Free in unitholder hands if SPV did not opt for concessional corporate tax under Section 115BAA; otherwise taxable at individual slab rate.
2. Interest Stream
Direct statutory pass-through of debt interest paid by SPV to the trust. Fully taxable in investor's hands at applicable slab rate.
3. Return of Capital / ROC
Amortization of SPV debt. Non-taxable return of invested capital until cumulative distributions exceed initial unitholder acquisition cost.
4. SGB Capital Gains
